Frequently Asked Questions

Durham offers 24- hour emergency on-call maintenance. 

All service requests can be submitted via your resident portal any time of day.

General service requests are completed daily, Monday through Friday. Emergency maintenance requests are serviced as a high priority and may require an associate to service after hours, on weekends or holidays depending on the request.

No. As long as the permission to enter is given, our associates can enter your home if you are away.

A Durham associate can assist you if it is during office hours. If the leasing office is closed, a local locksmith can assist. If you need new keys to your home, you can enter a service request to be addressed during normal business hours. 

You are able to decorate your home so long as it is returned to its original condition upon moving out, with the exception of "normal wear and tear". 

For maintenance emergencies, call the leasing office and leave a detailed voicemail on the maintenance emergency prompt. A service technician will return your call shortly after.  

Residents are responsible for replacing items such as refrigerator water filter, light bulbs, batteries, and A/C filters. 

Pet Spa with Grooming Stations, Outdoor Pet Park, Two-Story Fitness Center with Wellness Bar, CrossFit/Yoga Room, Resident Clubroom, Gourmet Coffee Bar, Resident Private Dining Room, Game Room with Lounge and Bar, Two Resort-Style Pools, Outdoor Grilling Areas, Business Lounge, Indoor Mail Room with Package Lockers, Controlled-Access Parking Garage, and Electric Car Charging Stations.

Pool and deck are available daily from 9:00 A.M - 10:00 P.M

Durham has a private parking garage with optional reserved spaces available.

Durham has one private parking garage for all residents. No detached garages or garages attached directly to the homes are offered.

No rentable storages are available; however, there is a small patio storage closet in selected floor plans.

Washer/dryer are provided in a laundry closet in all suites at Durham.

 You may bring your own washer and dryer as long as it's electric.

 $300.00 pet fee and $300.00 Pet Deposit.

Yes! Durham has a pet park and grooming stations.

We have Glasstop Stove, refrigerators, mounted microwaves, dishwashers, and wine coolers in selected floor plans.

We are partnered with Cort who can help us furnish your home to your needs!

Any suite has the ability to be furnished by Cort Furniture Rental.

 We do offer short term leases.

 We do not offer corporate leases. 

Our associates will not accept packages as we have parcel lockers and a parcel room for easy 24/7 access!

Yes! We have a standard agreement with rules; there is a $300 fee and $500 deposit.

Yes! Durham has a business center that is open 24 hours a day, 7 days a week!

Durham offers tours at no cost to all!

We always recommend an appointment but are always happy to accept walk-ins during normal hours.

Our management team is always available during normal office hours.

Durham is paperless in its efforts to go green! All applications should be submitted online via our applicant portal.

Applications are typically approved within 24-72 hours should all documents be provided promptly.

Prior to move-in, you will pay application, administrative and risk fees (if applicable), and a security deposit. At time of move-in, you will pay pet fees and deposits (if applicable) and a pro-rate amount for rent if past the 1st of the month. 

Take your time when finding a new home and do not be afraid to ask our team any questions you may have!

Durham is paperless in efforts to go green! All payments must be made electronically via the resident portal or using our Walk In Payment System (WIPS) accessible at several merchant locations.

Paying rent online is very simple! You first add a payment method (bank and ACH methods do require a 72 hours verification process), then make a one-time payment or use our auto-pay function. Our team can assist with this if needed.

Yes. All residents will pay a $25.00 trash fee, $25.00 Community fee, $5.00 Pest control, and utilities (based off usage). 

All renter's are required to provide proof of renter's insurance with a minimum of $100,000 liability. Personal coverage is not required, but strongly recommended.

Internacional offers liability insurance at a $13 cost that can be paid with rent. Contents are not included.

There are no utilities included in your rent. 

Electricity is set up separately by the residents but our on-site team can provide guidance and information to ease the process.

You are welcome to use Xfinity and/or AT&T. 

Durham loves resident referrals! We always offer a referral promotion to the referring resident after the applicant resides in the home and pays rent for a minimum of 30 days. The referring resident must be listed on the application to receive the promotion. Contact our office for the promotion offered at this time!

Guests are to abide by all policies in the agreement as far as conduct. Guests cannot reside in the suite for longer than 7 days without written permission. Guests are limited to 2 per suite at our amenity areas.

There are often premiums built into shorter lease terms, so the longest lease term may qualify you for a lower price, but is often case by case.

We do not allow Sublet of the lease.

A 60 day notice is required before vacating, if a concession was received during your current lease period, it is required to be paid back, and a termination fee is also due prior to move-out. Termination fees are outlined in your lease agreement.

For renter's, we require valid and verifiable income of at least 3x the market rent. We perform a credit, rental and background check upon application submission. Certain criminal charges and/or convictions could cause a denial, for full disclosure and qualification acknowledgment, contact the community.

Should you choose to cancel your application, you agree to forfeit all fees paid and may be subject to a relet fee depending on the time of cancelation.

Texas Apartment Assocation states late fees are 10% of your rent amount.

$100 plus late fees if applicable.

Near Durham, there are Metro bus stations as well as a designated uber/lyft pick up/drop off designated location.
